I could attempt to do a pretty graph, but the truth is... I have no idea how to do it, and I would like to narrow the numbers down a bit more.

After all, there are 1000's of home sold every month.

Whats the best way to get an answer as far as the sales price vs list price!

What I decided to do was to choose a control group. I chose the cities of Phoenix & Scottsdale. I chose homes that have closed in the past month!!!
Just for giggles, I chose homes listed from $200,000-210,000

By using these parameters, there were 25 homes to compare!

The LARGEST discount of the 25 homes sold was listed at $208,000 and sold for $133,000. A nearly 33% discount!
On the flip side, there is also a home listed at $209,900 and sold at $215,900. Multiple bid scenario obviously!

What was the average of the list price vs. sold price for a foreclosure? Great question! 97%

The average sales price was 97% of the list price!
